As subfreezing temperatures approach, it’s crucial to take steps to protect your home and plumbing from potential damage caused by extreme cold. Proper preparation can save you time, money, and stress, while ensuring your home remains safe and functional. We’ve outlined steps to take both before and after freezing weather.
BEFORE THE FREEZE (24 to 48 Hours Prior to Subfreezing Temperatures):
- Insulate Exposed Pipes – Insulate all exposed pipes outside and underneath your home. This is particularly important for raised homes to prevent freezing.
- Cover Outdoor Faucets – Use faucet covers or other insulation to protect outdoor spigots from freezing temperatures.
- Disconnect and Drain Water Hoses – Remove water hoses from outdoor faucets and ensure they are completely drained.
- Shut Off and Drain Pipes (If Necessary) – If you will be away from home or are especially concerned about freezing, close your shut-off valve (located 18-24 inches in front of your water meter) and drain the pipes to prevent freezing and potential damage.
- Keep Pool Pumps Running – If you have a pool, run the pumps continuously until temperatures rise above freezing to prevent pipe damage.
- Maintain Indoor Temperatures – Keep your home’s temperature above 55°F to help prevent interior pipes from freezing.
- DO NOT Drip Faucets – DO NOT run or drip your internal faucets! This can cause systemwide pressure issues and even water shortages.
AFTER THE FREEZE:
- Thaw Frozen Pipes Safely – Use warm water or a hairdryer to thaw any frozen pipes. Avoid using open flames, which can be dangerous.
- Inspect for Leaks – Check all outdoor pipes and faucets for leaks or signs of damage caused by the freeze.
- Look for Pooling or Standing Water – Be vigilant about inspecting your yard for unexpected pooling or standing water, especially around your water meter or in line with it. These could indicate a burst pipe or damaged water line.
