GENERAL STATEMENT OF JOB
Under regular supervision, performs a variety of semi-skilled manual labor in maintaining buildings and equipment for the Maintenance Department. Work involves opening and closing, repairing electrical failures as needed; repairing all plumbing and sewer problems; servicing and maintaining all air conditioning and heating systems; maintaining lawn and beddings around properties; performing general carpentry, painting, hedging, and trimming; cleaning up behind the public; interacting with all departments in every building; maintaining all equipment associated with job functions; maintaining walkways and paths in and around Parish buildings; performing on standby during all major storms and/or natural disasters; and keeping all main systems functioning. Reports to the Maintenance Supervisor.
SPECIFIC DUTIES AND RESPONSIBILITIES
ESSENTIAL JOB FUNCTIONS
- Opens and/or closes main buildings daily.
- Picks up trash around all parking lots and buildings every day.
- Monitors all air conditioners and heating systems.
- Monitors air compressor systems.
- Mows and trims lawns around several Parish buildings.
- Maintains plant beds.
- Checks and maintains chiller units and furnaces.
- Checks and repairs the lighting and sewer systems in all Parish buildings.
- Performs light housekeeping; picks up and cleans behind the public.
- Pressure washes walkways and walls regularly.
- Works with all outside services who install and repair major systems.
- Works and directs community service workers and inmates.
- Performs minor roof repairs.
- Performs carpentry and painting.
- Serves as a locksmith; replaces locks, doorknobs, doors, and hinges.
- Repairs broken sidewalks.
- Breaks and re-pours concrete.
- Unplugs sewer mains, toilets, and drains at all Parish buildings.
- Receives and/or reviews various records and reports including written work orders, verbal work requests, visual breakdowns, quarterly maintenance reports, and yearly reports.
- Refers policy and procedure manuals, codes / laws / regulations, publications and reference texts, etc.
- Operates a vehicle and a variety of equipment and machinery such as chopper, mower, air conditioning and heating systems, pressure washer, computer, etc.
- Uses a variety of tools such as drill, impact drill, sewer auger, jackhammer, etc.; a variety of supplies such as cleaning fluids, petroleum based, insecticides, weed killer, faucets, locks, breakers and panels, plumbing supplies, general hardware, etc.; and a variety of computer software such as Enversions for Bactalk, Internet Explorer, Microsoft Office, etc.
- Interacts and communicates with various groups and individuals including Parish President, judges, District Attorney, Clerk of Court, Tax Assessor, and the general public.
ADDITIONAL JOB FUNCTIONS
- Responds to after hour emergencies as required.
- Performs related duties as required.
MINIMUM TRAINING AND EXPERIENCE
Requires a high school diploma supplemented by nine to twelve months of related experience in building maintenance or construction; or an equivalent combination of education, training, and experience, which provides the required knowledge, skills, and abilities. Must possess a valid Louisiana driver’s license.
MINIMUM QUALIFICATIONS OR STANDARDS REQUIRED
TO PERFORM ESSENTIAL JOB FUNCTIONS
Physical Requirements: Must be physically able to operate a variety of maintenance tools and equipment. Must be physically able to exert up to fifty pounds of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull, or otherwise move objects. Position involves walking, reaching, bending, crouching, reclining, stooping, and balancing and is excess of sedentary work. Must be able to lift and/or carry weights of up to one hundred pounds.
Data Conception: Requires the ability to compare and/or judge the readily observable, functional, structural, or compositional characteristics (whether similar to or divergent from obvious standards) of data, people, or things.
Interpersonal Communication: Requires the ability of speaking and/or signaling people to convey or exchange information. Includes the receiving of information and instructions from supervisor.
Language Ability: Requires the ability to read work orders, technical instruction, diagrams, blueprints, etc. Requires the ability to prepare routine records using the proper format, punctuation, spelling, and grammar. Has the ability to speak before others with poise, voice control and confidence.
Intelligence: Requires the ability to apply principles of rational systems to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists; to interpret a variety of instructions furnished in oral, written, diagrammatic or schedule form. Requires the ability to learn and understand principles and techniques; to make routine independent judgments in absence of supervision; to acquire knowledge of topics related to primary occupation. Must have the ability to comprehend and interpret received information.
Verbal Aptitude: Requires the ability to record and deliver information, to follow verbal and written instructions. Must be able to communicate effectively and efficiently with co-workers and the general public.
Numeric Aptitude: Requires the ability to add and subtract totals, to multiply and divide, to determine percentages and decimals and to determine time. Must be able to use practical applications of fractions, percentages, ratio and proportion.
Form/Spatial Aptitude: Requires the ability to inspect items for proper length, width, and shape.
Motor Coordination: Requires the ability coordinate hands and eyes in using shop equipment; to operate motor vehicles.
Manual Dexterity: Requires the ability to handle a variety of items, control knobs, switches, hand and power tools, measuring devices, etc. Must have significant levels of eye/hand/foot coordination.
Color Discrimination and Visual Acuity: Requires the ability to differentiate colors and shades of color; requires the visual acuity to determine depth perception, peripheral vision, inspection for small parts; preparing and analyzing written or computer data, etc.
Interpersonal Temperament: Requires the ability to deal with people beyond giving and receiving instructions. Must be adaptable to performing under stress when confronted with emergency situations or tight deadlines. Worker may be subject to danger or risk to a moderate degree.
Physical Communications: Requires the ability to talk and hear: (talking expressing or exchanging ideas by means of spoken words; hearing: perceiving nature of sounds by ear).

Knowledge of Job: Has thorough knowledge of the methods, procedures, and policies of the Maintenance Department as they pertain to the performance of duties of the Maintenance Worker. Has knowledge of the functions and interrelationships of the Parish and other governmental agencies. Has knowledge of the laws, ordinances, standards and regulations pertaining to the specific duties and responsibilities of the position. Has general knowledge of the activities related to building and equipment maintenance and repair. Has knowledge of the activities related to building maintenance and repair. Is able to use independent judgment in routine situations, which occur. Has knowledge of the various codes and ordinances related to building maintenance and construction. Has knowledge of the occupational hazards and safety precautions of the trades. Is able to communicate effectively with various groups and individuals including customers, and the general public. Is able to compile, organize, prepare, and maintain an assortment of records, reports, and related information. Is able to comprehend, interpret, and apply regulations, procedures, and operations. Has comprehensive knowledge of the terminology used within the department. Is able to learn and apply new skills needed in order to promote efficient completion of duties. Is able to complete mathematical calculations as needed. Has good physical and technical skills. Is able to skillfully and safely operate assigned vehicles, equipment and tools. Is able to read and interpret blueprints, schematics, diagrams and other technical materials pertaining to the responsibilities of the job. Is able to offer assistance to co-workers and employees of other departments as required. Is able to prepare simple records and reports with accuracy and in a timely manner. Has knowledge of how to maintain effective relationships with personnel of other departments, professionals and members of the public through contact and cooperation. Has knowledge of how to react calmly and quickly in emergency situations. Is able to learn and utilize new skills and information to improve job performance and efficiency.
